Bright, open house due to split-level construction, yet with the feeling of having different rooms. On the level of the front door (to which you have to climb a few steps) there is the guest WC right at the entrance; to the right is the kitchen, which has been kept open to the dining room. A few steps lead to the living room, which is the largest area at 22m² plus the cosy south-facing terrace; mind you, without a dividing wall to the dining and kitchen area, which is a little lower down (see photos). A new wood fireplace is not only an ornament, but also an ecologically approved source of heat for the transitional period (this is not automatically included in the purchase price, as it is new,,,price VB.).
On the two upper levels are two bedrooms and a study (or three bedrooms, if the dining room is also enough for home office), as well as the bright, large bathroom.

In living rooms, real wood laminate is Canadian maple, not sealed but oiled. (MDF board with real wood layer with a beautiful natural look and pleasant feel. The kitchen has vinyl flooring, as does the bathroom, which is pleasantly warm underfoot. It can be replaced quickly if damaged.

The existing carport has space for two cars. The garage is perfectly suitable for a car or motorcycles. To the right of the carport can be created another parking space.

Description of location

Arnoldshain-Hegewiese is a district of Schmitten in the Taunus at an altitude of about 600 metres. The centre of Schmitten is about 2 to 3 kilometres away at an altitude of about 450 metres. There is a large Rewe supermarket with a drinks market, a Rossmann supermarket, a pharmacy, physiotherapy, doctors, etc. The neighbourhood has an international character.
The neighbourhood is international, including families with children. Here you have English, French, Irish, Brazilians, Dutch. There is a separate Hegewiese WhatsApp group. Whenever neighbourly help is needed or information has to be exchanged, it happens on good terms. For example, when the snowfall is so heavy in winter that it is difficult to drive away...if you are driving down into the valley, ask if you should bring something for a neighbour. All in all, Hegewiese has undergone a clear generational change in the last 10 years.

The nearest larger town is Oberursel; it takes about 10 to 15 minutes by car, depending on traffic. The first stop is the Hohemark underground station (U3 to Frankfurt), or you can drive down Hohemarkstraße to Oberursel station, where there is an inexpensive car park for P&Rs. There you have underground and S-Bahn connections. It takes 30-40 minutes to get to the banking district, depending on traffic.

Über die Hohemarkstraße gelangt man in 10 bis 15 Minuten zur Autobahn 661 in Richtung Frankfurt und Offenbach, mit der Schnittstelle A 5 in Richtung Norden oder Süden. Es gibt zahlreiche Möglichkeiten, Staus auf den Autobahnen auszuweichen, indem man clever bestimmte Ausweichrouten sucht und nutzt.
