Description of property

Here you have the potential to create a living paradise for yourself!

The energy certificate states 1972 as the year of construction, but the year of completion was more likely around 1975; exact data is not available.

It is the only apartment on the floor and the largest apartment in the house: 4 rooms, small kitchen, 2 bathrooms, laundry room, giga terrace on the south side with balcony to the west side; separate balcony on the east side.
The whole property offers room for your creativity, because you can completely redesign the apartment according to your wishes - for example, remove walls that are not load-bearing to create a super loft style, make a plant paradise out of the 140m² terrace....the apartment is open on three sides. Probably you want to renew some things - up here it is absolutely worth it.

If you are in a hurry to move in, you can take over the apartment as it is - everything works.
The bathrooms were renewed a few years ago (only the bathtub has become in victim of bad handling); the floor is a PVC laminate and was relaid 4 years ago, the fitted kitchen needs only a new stove with oven; the fridge-freezer freestanding and the dishwasher were renewed last year and both almost like new.

Parking in underground garage

Parking space #15 is available in the underground car park.

Object description (Part 2)

The windows and doors as common property are on the agenda for inspection by a professional company. Need to have a word with property management here; some have been renewed but others are definitely aging, with all working. However, an overall renewal - even if not all of it is paid for out of the bulging common pot - is always worthwhile.

Darmstädter Landstraße 300 and 302 are the south-eastern spurs of the "Sonnenring", a historic building of the "Beton brut" construction period of the seventies (French for "naked concrete") and has gained much resonance in and attention. In the 1970s, Frankfurt made great efforts to set innovative urban accents with its architecture. The fact that this cost a Hessian prime minister his office and the Hessische Landesbank a great deal of trouble for its very speculative financial transactions shows that buildings like these have certainly caused one or two massive tremors.
Today they are simply beautiful to admire. It costs a lot to maintain them, but you have to look after a beautiful old-timer.
Incidentally, the two sections of the building on Darmstädter Landstraße are a separate condominium owners' association, with their own property management, their own reserve account, only 41 units, their own underground car park, which is not shared with the hotel (as is the case with the rest of the Sonnenring...).

Description of location

The building is located on the southern edge of Sachsenhausen. It is about a 20-minute walk to Frankfurt city centre. There is a bus stop in front of the building with several and frequent buses to the city. The location has been enhanced by the supermarket with bakery, which is located directly behind the Sonnenring in Mailänder Straße. You can shop there between 7:00 and 22:00. For visitors, there is a large car park on the opposite side. There are also other smaller shops and a pharmacy (with delivery service) on Hainer Weg, about five minutes away.

4 bus lines stop in front of the house, with connections to the south train station, main train station, airport and Offenbach

Near Airport

The flight path for the approach to the Rhine-Main Airport lies slightly south of the residential complex i.e. the air traffic is still a good distance away and, incidentally, fantastic to see up to the airport in the distance. Also the Frankfurt Waldstadion - pardon, the Deutsche Bank Arena is clearly visible from the magnificent viewing terrace.

By bike, you can quickly get to the city forest and explore the many bike and hiking trails there. By bike as well as by bus, you can go to the very popular Schweizerstraße, which stretches all the way to the banks of the Main River and offers entertainment, shopping, and a small daily fresh fruit market on Schweizer Platz. Here you will find what you are looking for in vain elsewhere, from the top-class organic farm store, to the French bakery café, the two well-known Äbbelwoi restaurants (Zum Gemalten Haus and Wagner's; please never ask for a beer there!), a mini-Milano ice cream endless number of stores, little stores and restaurants to fill your whole day and week with. In general, Sachsenhausen is the most beautiful district of Frankfurt.
