The priorities that people looking for a flat place particular emphasis on have changed during the corona pandemic - regardless of whether they are looking for a rented flat or a home of their own. The most important criteria now also include a balcony, terrace or garden.

 

For many people, it has become important to be able to simply step outside and have their own place to stay outdoors. Most are willing to pay a higher purchase price or rent for this. According to a study by bulwiengesa, price premiums for balconies are charged for condominiums compared to rented flats in all German centres, the so-called A-cities. There are differences of almost four percent in the amount of the surcharge. In the case of rented flats, rent premiums of between three and five per cent are paid for a balcony.

 

The balcony extension is therefore a popular modernisation measure for old buildings. In addition to the living space, the outdoor space also increases the living quality and the value of the property.

 

In most cases, a building permit is required for the subsequent addition of a balcony. The floor plan of the flats also plays an important role. In most cases, a balcony is placed so that it can be accessed from the living room or kitchen. An existing window can often be enlarged for access. In order to have enough space for a table, several chairs and planters, a size of at least ten square metres is recommended.

 

The self-supporting prefabricated balcony is the cheapest option for equipping a new or old building with a balcony. The balcony is built on four supports that are sunk into the ground on foundations in front of the building and anchored to the façade. A cantilever balcony is ideal if no supports can be placed in front of the house. It is mounted on the wall of the house using steel girders or invisibly connected to the storey ceiling. This variant is more complex to plan and implement. In condominium owners' associations, a balcony extension requires the consent of all owners as a structural change.
