Other contractual agreements: The City of Offenbach must approve the sale. It has attached the following conditions to its approval:
1. Purchase by the owner-occupier
2. The ground rent is to be reset at 1 per cent of the current (2026) standard land value. This will then be fixed for 5 years. The standard land value as at 1 January 2026 has now been set at €750 per square metre of land area (361 m² including garage). This brings the property value to €270,750, of which 1% amounts to €2,707 in ground rent per annum, payable quarterly at €676.75. Information is provided by the City of Offenbach and is subject to change. Final determination will be made following review by the relevant committees of the City of Offenbach.

Additional option: The land may be purchased from the leaseholder at any time after the acquisition of the leasehold at the land value applicable at that time. Such a clause no longer appears in newer leasehold agreements.
