Description of property

Mansion or Villa:
The building was originally built around 1865. It is a massively built stone house, with partly cellar rooms and three residential floors including attic. The building was extensively modernized in 1964 and has since been used as a home for a family. The building has natural slate coverage on the roof.
Substantially, the building presents itself in good condition.
The house has a beautiful garden terrace.
The layout: on the ground floor large living room with sunny terrace, garden; big kitchen, guest toilet, study; in the upper floor three bedrooms and bath; in the attic a large converted studio. The living area is estimated approximately 250m². (There exist no own area calculations for this building.)
On the ground floor is a stylish classic fireplace.

Multi apartment block (Longhouse):
This building dates from the 17th century (circa 1665) and was part of the old castle complex. It is a listed building. Originally it was used to accommodate horses, in the floors above were mainly economic areas. The building was rebuilt in the middle of the 19550s in a pure residential building with eight apartments and a total of approximately 692sqm of living space. The apartment sizes range from about 25 to about 115m². Most units in this block are vacant and in need of substantial refurbishments, like electricity, water pipes, sewers, bathrooms etc. must be renewed.

The construction is massive at the bottom; the basement consists of vaulted cellars with approx. 80cm thick walls.
The upper construction consists of traditional beamwork.
The building has three residential floors and a level with cellar and utility rooms. Two floors are full size floors, one floor with two large apartments is in the attic.

There are two entrances with separate hallways and staircases. The orientation of the building with the main window front is towards the garden. On the back are garages. The exterior plaster might need refursbishment too.

The object offers potential. It is in the interest of the City to make good use of this centrally located property, which fits into a concept of inner-city development. There have already been preliminary talks, but no concrete pre-construction request has been made yet.

The superb depreciation for listed properties can be a high incentive for an investor, possibly also for government grants - that has not been deeply researched from our side.

Possibilities are use as a doctor's home and next door rented clinic or children's hospice; Use as seminar and meeting rooms; Use as multi-family dwelling ... or as a perfect home for a big family with children and as additional, after due renovations, rent out the flats in the historical building for income.
