Anyone who has been planning to buy or sell a property for some time should not put off this decision any longer. The property market is currently more predictable than it has been for a long time. Construction interest rates are relatively stable and property prices are rising only moderately. 


A recent survey of 535 property owners conducted by Goldberger Market Analytics found that 55 per cent of respondents consider 2026 to be a good time to sell. Three-quarters of them would recommend buying to others. The optimism for 2026 is remarkable: 71 per cent of those under 30 see good sales opportunities, especially in urban locations.


Overall, there are major differences between the generations: while 46 per cent of owners under the age of 30 would be more likely to rent out a property they have purchased, only 14 per cent of those aged 60 to 69 would do so. 36 per cent of sellers would reinvest the proceeds from the sale in real estate. 


While younger people want to use the property as a long-term source of income, older people are more likely to seek liquidity, for example to cover their living expenses or to pass on their assets. There are also significant differences between urban and rural areas in terms of sales plans and future expectations. Owners in large cities are significantly more likely to plan a sale. When asked whether renting or selling is currently more profitable, 37 percent of all owners answered selling and 28 percent answered renting. 


More than half of owners (55 per cent) see the coming year as a "rather good" or "very good" time to sell property. Respondents justify their positive assessment primarily with good prices (49 per cent), high demand in their respective region (48 per cent) and the good condition of the property (38 per cent). 


Expectations also vary from region to region: 66 per cent of owners in large cities consider 2026 to be a good time to sell, compared to 53 per cent in medium-sized cities and 49 per cent in rural areas.
