Housing is scarce – at least where it is most urgently needed: in economically strong metropolitan areas. But a new pragmatism is encouraging. Many people are moving to regions where housing is still affordable.


The consequences of the housing shortage are displacement processes, migration and suburbanisation. For years, rent increases in conurbations have led to migration losses – especially among young families – to surrounding communities. Housing needs arise particularly in times of biographical change, for example when starting education, starting a family, changing jobs or retiring. 


According to the German Institute for Urban Studies (Difu), the greater the pressure in the centre, the more internal migration to the periphery increases. The Difu criticises that moving to the outskirts is often portrayed as the dream of owning your own home or living in the countryside. However, depending on the local situation, new residents can help to revitalise centres and ensure that infrastructure is fully utilised. 


The reality of housing in Germany often leaves young people with no choice. It is a challenge to reconcile one's own housing needs and desires with the real conditions of the market. Waiting for government support measures is not an option for many. In this situation, it is only too understandable to seek pragmatic solutions. 


So what could be more obvious than moving to where housing is affordable? According to an analysis by ImmoScout24, the chances of this are good: in one third of Germany, there is an oversupply of rental apartments. In one in four regions, the ratio is balanced, and in 20 per cent of the cities and districts surveyed, demand is slightly higher or tight. Only in 19 cities is the ratio very tight. 


Conclusion: The current housing shortage in cities is affecting the settlement structure throughout Germany. The current standstill in many areas is prompting many of those affected to explore new avenues.
