The parliamentary election campaign has fuelled the debate. More facts from the spring report of the German Council of Property Experts help to understand where the most urgent need for action now exists. Since 2003, the "German Council of Property Experts", founded in autumn 2002, has been providing more transparency on the property markets with its annual spring reports.


The members of the Council of Real Estate Experts are Prof. Dr Dr h.c. Lars P. Feld (Walter Eucken Institute), Sven Carstensen (bulwiengesa AG), Joachim Stumpf (BBE Handelsberatung GmbH), Jan Grabow (CURACON GmbH Wirtschaftsprüfungsgesellschaft), Dr Ralph Henger (Institut der deutschen Wirtschaft) and Prof Dr Christa Reicher (RWTH Aachen).


The key findings of the Spring Report 2025 are as follows: The overall economic development is also causing uncertainty in the property industry and dampening the willingness to invest. The market for office properties is stable, but is not experiencing any noticeable revival. Purchase prices for logistics properties have bottomed out. A strong polarisation can be observed in hotel and retail properties in terms of sectors, locations and types of business. Special conditions apply to healthcare and social properties due to the enormous challenges in the care system. The residential property market is suffering from the massive slump in new construction activity.


The President of the ZIA Zentraler Immobilien Ausschuss, Iris Schöberl, summarises: "The residential construction sector needs a boost this spring.
